There are many stages to navigate when contemplating a custom home building project, with everything from design, approval and construction to budget constraints. During this time, you will need to liaise with at least half a dozen specialists as well as countless trades, subcontractors and suppliers. It is imperative to understand each stage of the process and the timings required to ensure the project stays on time and on budget.

At Miniter, we contract our designers to help oversee the entire build process with extensive input into plausible design solutions and including supplementary planning options. With this information in hand, you can make informed decisions about your property.

#1 Identifying your style

An inspirational and beneficial method is to begin with a look book and make use of the abundance of online resources, (Pinterest, Instagram, houzz, online interiors/architecture magazines and blogs). There is so much inspiration available online and it’s mostly free! You can start making savings on your total building costs by going for online options over print materials, although sometimes only print will do. Get some friends together and share resources and trade.

#2 Plan and Prioritise

Be organized when collating inspiration and make notes on each image about what you love about it or what caught your eye because after some time you will forget. Begin with an A4 binder with dividers and divide the house up into sections. Exterior finishes: roof tiles or style, colour schemes, windows or joinery, exterior lighting, front door or entry, landscaping. Interior finishes, flooring, paint colours, panelling, lighting, kitchen, bathrooms, tiles, etc. as you get closer to the build decisions be brutal and cull those images so you have a clear focus.

Don’t only focus on what is on trend. Think about the things you have always loved and why. Also think about the future as lifestyle and family evolves and changes so your home must be versatile and accommodate these changes. Don’t build a home that is only fashionable for 12 months or functional for a year. Longevity in your design is key and this will come from connecting with your own particular style. If you feel overwhelmed meet with a professional designer/ or your builder to nut out what is important to you.

#3 Research

When considering building or renovating, allow a lengthy research period. Although it’s difficult to pace in this time, talk to everyone and anyone about the who’s the what’s and the whys! What worked for others and what didn’t. What did they learn and what would they do differently. Who did they use and why? Don’t be afraid to ask questions and ask the big questions of friends, colleagues and of course the professionals. Ask for details and ask for cost saving tips. Ask to see examples of the professionals’ work and look for diversity within their designs or work so that you know they can adapt.
